Through infrastructure led initiatives we realise value on surplus property estates through re-cycling or re-developing real estate to provide funding for new facilities, such as further education colleges, courts, local authorities estates, rail infrastructure and mixed use schemes.
We create value through extending John Laing’s core PPP skills and experience, in particular from partnering with the public sector and managing cost and programme delivery.
Our accommodation and property teams are developing long-term partnerships with local authorities for the provision of new council offices, new civic amenities and regeneration development.
In rail infrastructure we focus on development and maintenance (e.g. stations and depots). We have been involved in three station developments: Warwick Parkway, Coleshill Parkway and Aylesbury Vale. Here our model is to provide funding, manage the development and then own and manage the station once operational. We are also involved in a number of mixed-use schemes that combine residential/commercial developments with rail infrastructure.
In the education sector, we are working with both further and higher education institutes to deliver new facilities. The JLPD model includes cross subsidising shortfalls in capital budgets through the development of existing sites. To date JLPD have successfully delivered SEEC and are due to complete Hastings college in autumn 2009.
